When real estate agents or builders are selling a property they know there is one design detail potential buyers are often on the lookout for: walk-in closets.
Homebuyers are most likely looking for a home with more space and a master bedroom with a walk-in closet is a top highlight. Walk-in-sized kitchen pantries, hallway closets and other valuable storage spaces also add incredible value, drawing potential buyers.
Walk-in closets are coveted for the amount of space they offer, as well as the sense of separation from the rest of the room. But does a walk-in closet add value to the property?
Where Should a Walk-In Closet Addition Go?
If the home you’re selling or remodeling doesn’t have an existing walk-in closet, there are a few places you can build the addition. The two main considerations on where you can add a walk-in are the space available and your allocated spend.
If the home has a large master en suite, reconfiguring the bathroom and closing up the extra bath space will allow you to add a walk-in. Another option is take a corner off the master bedroom itself and build out a new walk-in closet addition. Some homes have an additional bedroom next to the master that can be turned into a large walk-in closet. If you choose to do this, it would mean considering options for joining the two rooms. We encourage you to have a conversation with a contractor when considering this solution as starting this conversations early in the walk-in closet design process is highly beneficial.
How Does a Walk-In Closet Addition Actually Add Value?
A walk-in closet addition gives homebuyers more sense of space and organization. It also helps the home by move-in ready and the future owners won’t have to add a walk-in later on. Both of these factors make the home more attractive to a larger pool of buyers, a clear value-add for sellers.
For the home itself, investing in a walk-in closet addition or renovation is well worth the cost it takes to design, manufacture and install. As a highly sought after feature, a walk-in closet will raise the home’s value. Potent buyers often make a larger investment on homes with thoughtful storage such as custom cabinetry and closets, especially in the primary suite.
Though walk-in closets typically add value to a home, how much depends on the trade-off: converting an underused guest room reads differently to a buyer than an addition to a home. For example, converting a spare bedroom into a walk-in closet can lower a home appraised value, because homes are searched and compared by bedroom count. Market value and personal value aren’t the same thing, though. To a buyer planning to stay put who has a walk-in closet on their list, that space is worth more as a closet than it ever was as a bedroom.
